JOB DESCRIPTION

POSITION SUMMARY

The Superintendent leads field execution with increasing independence and ownership across schedule discipline, safety leadership, quality control, documentation, subcontractor coordination, jobsite organization, and professionalism. The role ensures work is executed according to plans, specifications, approved submittals, and project requirements.

Level 2 represents the transition from assisting execution to owning field outcomes within assigned scopes. A Level 2 Superintendent manages defined scopes with growing independence, executes reliably, escalates early, and demonstrates readiness for full jobsite ownership.

Level 3 represents independent field leadership and ownership of day-to-day field operations for Tenant Improvement and Ground-Up projects. A Level 3 Superintendent serves as the operational counterpart to the Project Manager, delivers predictable and repeatable field outcomes, and proactively manages schedule, safety, quality, coordination, and risk.

OPERATIONAL ACCOUNTABILITY

- Assigned scopes and overall project work executed in compliance with plans, specifications, approved submittals, and schedule.
- Accurate daily updates supporting an accurate, maintained, and transparent Critical Path Schedule.
- Safe, organized, and professional jobsite behavior and conditions at all times.
- Proactive identification, documentation, and escalation of schedule impacts, constraints, and field risks.
- Timely inspections, punch completion, closeout support, and turnover readiness.
- Clear, professional communication with the Project Manager, lead or General Superintendent, Safety Team, and all stakeholders.
- Complete, accurate, timely, organized, audit-ready, and defensible field documentation.

Failure to meet Level 2 outcomes results in targeted coaching. Failure to consistently deliver Level 3 outcomes results in corrective action.

CORE RESPONSIBILITIES

1. Schedule Ownership, Support & Field Planning
- Update daily progress affecting the Critical Path Schedule.
- At Level 2, assist with accurate 1-week and 3-week look-ahead planning and notify the lead Superintendent immediately of constraints.
- At Level 3, develop the initial Critical Path Schedule in coordination with the Project Manager and General Superintendent.
- At Level 3, own, maintain, and update the schedule to reflect real-time progress and produce accurate 1-week and 3-week look-ahead schedules.
- Clearly document delays, impacts, and recovery actions within the schedule.
- Identify constraints and long-lead risks early and communicate them immediately.
- Track subcontractor manpower against plan and ensure manpower aligns with schedule requirements.
- Non-negotiable at Level 3: Any undocumented schedule impact is considered a performance failure.

2. Field Execution & Subcontractor Coordination
- At Level 2, coordinate subcontractors, inspections, and deliveries within assigned scopes.
- At Level 3, direct daily subcontractor activities, sequencing, deliveries, inspections, and work areas.
- Verify and enforce that work aligns with approved drawings, specifications, and submittals.
- At Level 3, coordinate temporary utilities, access, and site logistics.
- Maintain organized work areas and ensure field resources support schedule requirements.

3. Safety Leadership, Execution & Risk Management
- Enforce PPE requirements, PR Construction safety standards, and safe work practices.
- At Level 2, participate in daily stretch and flex and weekly tailgate meetings.
- At Level 3, lead daily stretch and flex and weekly tailgate meetings.
- Identify and immediately address or escalate unsafe conditions and behaviors.
- At Level 3, identify field risks early, escalate them with solutions, and partner with Safety to ensure documentation and compliance.
- Support safety documentation and inspections.

4. Quality Control & Assurance
- Perform field inspections within assigned scope and enforce PR quality standards in the field.
- Identify deficiencies, support corrective action, and do not accept substandard workmanship.
- Coordinate inspections and testing.
- Assist with punch list execution at Level 2; track deficiencies and drive punch list completion at Level 3.
- At Level 3, support final inspections and turnover readiness.

5. Documentation & Reporting Discipline
- Complete accurate daily reports on time and include photos as required.
- Maintain photos, redlines, RFIs, and inspection records applicable to the assigned level and scope.
- Ensure documentation is timely, complete, accurate, organized, and audit-ready.
- At Level 3, support delivery of closeout documentation to the Project Manager.

6. Jobsite Branding, Organization & Professionalism
- Uphold PR Construction jobsite standards for cleanliness, conduct, and appearance.
- At Level 3, enforce signage and branding, trailer setup and organization, material storage and housekeeping, and professional conduct and appearance.
- Represent PR Construction professionally at all times and act as a visible steward of the PR Construction brand.

7. Leadership & Team Development
- Begin mentoring Level 1 Superintendents at Level 2.
- Mentor and coach Level 1-2 Superintendents at Level 3.
- Demonstrate coachability and accountability and apply feedback consistently.
- At Level 3, set clear expectations, hold accountability, and model calm, solution-oriented leadership.
- Participate in training and development initiatives.

INTERNAL & EXTERNAL CUSTOMER EXPECTATIONS

Internal Customers
- Lead / General Superintendent: Reliable execution, early escalation, and professional field leadership.
- Project Manager: Accurate progress and schedule updates, constraint visibility, and no surprises.
- Safety Team: Compliance, participation, engagement, enforcement, and documentation.
- Project Executives: Field transparency and risk awareness at Level 3.

External Customers
- Subcontractors: Clear direction, professionalism, fair treatment, and accountability.
- Inspectors and Authorities: Prepared, organized, and professional coordination.
- Owners and Representatives: Confidence in execution and site control at Level 3.

AUTHORITY & DECISION RIGHTS
- Level 2 authority to direct subcontractors within assigned scopes.
- Level 3 full authority over day-to-day field execution and sequencing.
- Level 3 authority to direct subcontractor performance in accordance with contract requirements.
- No authority to approve cost changes, change orders, schedule changes, or scope changes.
- Required escalation for impacts or risks involving scope, the Critical Path Schedule, cost, or safety.

TRAINING & DEVELOPMENT ALIGNMENT

Assessment results are used to:
- Identify field leadership gaps.
- Assign SOPs, mentorship, or targeted coaching.
- Build individualized development plans.
- Determine readiness for Level 3 or Level 4 Superintendent, as applicable.

QUALIFICATIONS

Level 3 qualifications include:
- 5-8 years of commercial construction field supervision experience.
- Proven ownership of the Critical Path Schedule.
- Strong understanding of sequencing, inspections, and coordination.
- OSHA 30 required.
- Proficiency in PR field systems and documentation standards.

COMPENSATION TRANSPARENCY (CALIFORNIA)
- Level 2 Pay Range: PR Construction Level 2 Superintendent band.
- Level 3 Pay Range: PR Construction Level 3 Superintendent band.
- Level 2 Incentive Eligibility: Discretionary, performance-based.
- Level 3 Incentive Eligibility: Discretionary, performance-based, and tied to schedule reliability, safety results, jobsite standards, and leadership effectiveness.
