
JOB DESCRIPTION
POSITION SUMMARY
The Level 3 Superintendent independently leads day-to-day field operations for Tenant Improvement and Ground-Up projects. This role holds primary ownership of field execution, including the Critical Path Schedule, jobsite safety, quality control, subcontractor coordination, and overall jobsite professionalism.
A Level 3 Superintendent is expected to deliver predictable, repeatable field outcomes, proactively manage risk, and serve as the operational counterpart to the Project Manager. This role represents the transition from task execution to true field leadership and ownership.
OPERATIONAL ACCOUNTABILITY

A Level 3 Superintendent is accountable for delivering the following outcomes without exception:
- Accurate, maintained, and transparent Critical Path Schedule
- Safe, organized, and professional jobsite at all times
- Work executed in compliance with plans, specs, and approved submittals
- Proactive identification and documentation of schedule impacts
- Timely inspections, punch completion, and closeout support
- Clear, professional communication with all stakeholders
- Complete, accurate, and defensible field documentation
Failure to consistently deliver these outcomes results in corrective action.
CORE RESPONSIBILITIES
1. Schedule Ownership & Field Planning (PRIMARY)
- Develop the initial Critical Path Schedule in coordination with the PM and General Superintendent
- Own, maintain, and update the schedule to reflect real-time progress
- Clearly document all delays, impacts, and recovery actions within the schedule
- Produce accurate 1-week and 3-week look-ahead schedules
- Identify constraints and long-lead risks early and communicate immediately
Non-negotiable: Any undocumented schedule impact is considered a performance failure.
2. Field Execution & Subcontractor Coordination
- Direct daily subcontractor activities and sequencing
- Coordinate deliveries, inspections, and work areas
- Enforce adherence to approved drawings, specs, and submittals
- Coordinate temporary utilities, access, and site logistics
- Ensure manpower aligns with schedule requirements
3. Safety Leadership & Risk Management
- Lead daily stretch & flex and weekly tailgate meetings
- Enforce PR Construction safety standards and PPE compliance
- Immediately address unsafe conditions or behaviors
- Identify field risks early and escalate with solutions
- Partner with Safety to ensure documentation and compliance
4. Quality Control & Assurance
- Enforce PR quality standards in the field
- Do not accept substandard workmanship
- Coordinate inspections and testing
- Track deficiencies and drive punch list completion
- Support final inspections and turnover readiness
5. Documentation & Reporting Discipline
- Complete accurate daily reports with photos
- Maintain redlines, RFIs, and inspection records
- Ensure documentation is timely, complete, and audit-ready
- Support closeout documentation delivery to the PM
6. Jobsite Branding, Organization & Professionalism
Enforce PR Construction jobsite standards, including:
- Signage and branding
- Trailer setup and organization
- Material storage and housekeeping
- Professional conduct and appearance
Act as a visible steward of the PR Construction brand
7. Leadership & Team Development
- Mentor and coach Level 1–2 Superintendents
- Set clear expectations and hold accountability
- Model calm, solution-oriented leadership
- Participate in training and development initiatives

AUTHORITY & DECISION RIGHTS
- Full authority over day-to-day field execution and sequencing
- Authority to direct subcontractor performance per contract
- No authority to approve cost changes or change orders
- Required escalation for scope, schedule, or safety risks

- Assign SOPs, mentorship, or targeted coaching

- Determine readiness for Level 4 Superintendent
QUALIFICATIONS
- 5–8 years commercial construction field supervision experience
- Proven ownership of the Critical Path Schedule
- Strong understanding of sequencing, inspections, and coordination
- OSHA 30 required
- Proficient in PR field systems and documentation standards
COMPENSATION TRANSPARENCY (CALIFORNIA)
- Pay Range: Per PR Construction Level 3 Superintendent band
- Incentive Eligibility: Discretionary, performance-based, tied to schedule reliability, safety results, jobsite standards, and leadership effectiveness
